What is a 55+ Age-Qualified
Community?
The Housing for Older Person Act of 1995 allows for communities
to elect to be age qualified. This enables the amenities and services
be designed to appeal to people who are at a similar stage in
life and are likely to have common interests. Central Parke
communities require that at least one individual in each
residence be age 55 or better and that resident children be at
least 19 years of age. In some communities, the children must
be at least 21 years of age. Please see each community to learn
about its specific qualifications.

Who is the developer of
Central Parke 55+ Resort communities?
Central Parke is the division of Slenker Communities
that plans and develops 55+ resort communities. The Slenker Land
team of real estate professionals has been developing and building
highly desirable communities since 1977. Slenker Land has developed
many highly regarded all age communities in the Mid Atlantic Region
and constructed their first Active Adult Community in 1996. In
2002 Slenker Communities launched its Central Parke
division to focus exclusively on the Active Adult communities.
Central Parke communities are known for their extraordinary
lifestyle, and extensive collection of homes that are constructed

What is the policy for
children?
Visiting children and grandchildren are always welcome. There
may be special events for the entire family to enjoy together
and some amenities may have dedicated time for visiting children.
Each Home Owner Association will set its own policies, but typically
guests under the age of 19 years may stay up to 30 days in any
6-month period. Please ask your Community Sales Manager for details.

What is the Carefree Maintenance
Program?
Residents of Central Parke 55+ Resort Communities
enjoy a carefree lifestyle as the extensive Carefree Maintenance
Programs cover:
- Lawns fertilized seasonally
- Lawns mowed on a regular schedule
- Mulching of shrub and flower beds
- Gutters cleaned on a regular schedule
- Snow shoveled and cleared right up to your front door and garage
Additionally, the homes and driveways are designed with low maintenance
materials. Since everything is new, you'll enjoy many years of
low maintenance living. Luxury condominium owners have all outside
maintenance and indoor halls and elevators including painting
taken care of by the association.
Some communities may offer a la carte services such as painting,
handyman services and other assistance to free up your time, so
that you can enjoy the active lifestyle you deserve.

What does the home owners
association fee cover?
Each community Home Owner’s Association sets its own fees.
In general, they cover the cost of operating and maintaining the
amenities including reserves to cover long-term replacement of
the common community facilities. The fees also cover the Carefree
Maintenance Program, landscaping of common areas and grounds,
maintenance of any nature and fitness trails, and the professional
management of the Home Owners Association. All residents belong
to the Home Owners Association, and each Board of Directors determines
the fees and payment schedules.

Are pets permitted in
Central Parke 55+ Resort communities?
Yes, normal domestic pets are welcome to
be a part of Central Parke 55+ Resort communities.
Certain restrictions and requirements may apply in some areas.

May I rent my home while
not in residence?
Yes. Typically renters must lease the home
for a minimum of 12 months. Renters must also be age-qualified
and comply with all the rules and regulations as established by
the community and the Home Owners Association Documents.

How can I personalize
my home?
Central Parke wants you to have the home of your
dreams. Our builders offer Design Centers where sales professionals
will help you choose options, fixtures, materials, and finishes
that reflect your style and spark your imagination. There are
so many ways to personalize your Central Parke home.
Our homes offer the finest in comfort and
style and are designed with single story living in mind, but for
those who might want just a little more room, Central Parke
communities offer optional second floor living areas,
sunrooms, basements, and storage areas.
Once you have moved into your home, if you want to make any further
changes to the outside of your home, you will need to follow the
architectural design and review process of your Home Owner's Association.
This ensures that the community maintains its quality image and
protects your investment.
